Listing Agreement

How the Process Works

Discovery & Consultation

Since every tenant’s needs are different, we start by getting to know your unique needs so we can be an extension of your business as your Real Estate Partner. During our Discovery process, we will work together to create the proper search parameters so we can find you the right space on your timeline.

Site Selection

We will take the time to look through and send you relevant search results. Then we will set up tours for the spaces you are interested in.

Having the right location can be critical for a business. We will create a comprehensive report based on the Key Indicators that is important to the tenant and their business. This includes Demographic and Traffic information.

Offers and Negotiations

Once the desired space is found, we will handle negotiations with the landlord on behalf of the tenant, drafting a letter of intent and leading the process until an agreement is reached.

Closing

The lease agreement will be signed by both the tenant and landlord after the negotiations are completed.

Follow Up

Finally, we will contact the tenant close to moving day and periodically during the following months to oversee any tenant improvements required by the lease agreement.

Site Selection

Offers & Negotiations

After finding a property, we will draft a Letter of Intent for your approval and submit it to the seller. As your Buyer Agent we will guide you through the process and negotiate the best terms for you.

Due Diligence & Escrow

Since we have an extensive local network we will connect you with the experts you need to conduct your Due Diligence and refer you to the Escrow companies that are right for you.

Closing

The deal will be closed once due diligence is done and the purchase agreement is signed.

Follow Up

Our services don’t stop there. After their purchase, the The Sam Kapur Team will follow up with the buyer to ensure all is running smoothly and to the buyer’s satisfaction.

How the Process Works

Discovery & Consultation

The Brokers on The Sam Kapur Team will conduct research on the potential property for sale and provide sellers with a free assessment, known as a Broker Opinion of Value (BOV).

Listing Agreement

After reaching a verbal agreement, The Sam Kapur Team and seller will each be provided with a written listing agreement to sign by both parties.

Marketing Strategy

The brokers at The Sam Kapur Team will begin creating an Offering Memorandum for the property and collaborating with the marketing team to produce promotional content and a comprehensive marketing strategy

Offers & Negotiations

The Sam Kapur Brokers Team utilizes sales strategies to showcase the property to potential buyers and then gathers offers to present to the seller. Once offers are received we will help the seller negotiate with the buyer and their advisor until an agreement is reached.

 

Due Diligence & Escrow

In this next phase, the buyer will conduct due diligence and request information from the seller. The Sam Kapur Team will coordinate with the buyer on behalf of the seller.

Follow Up

After the transaction, The Sam Kapur Team will follow up with the seller to ensure a smooth and satisfactory process.
